
Greenlight Soil CheckTM is offered exclusively by The Remediators Inc., to provide maximum health and safety protections for the prospective purchaser. The inspection includes an environmental
assessment and appropriate sampling to identify contaminated areas on the property.
Following a historical review of ownership, zoning and activities on-site, an inventory of the number,
type and extent of hazardous waste releases will be provided. In most cases, no releases are found and the owner can
rest assured that the property is safe and will remain free from any legal encumbrances due to undisclosed contamination issues.
However, if results show decontamination is necessary, the excavation and treatment, or disposal, of contaminated material
can be arranged through a remediation service provider.
Confirmation sampling
will be conducted following this step in order to ensure that impacted soil is completely and adequately remediated to levels
at, or below, Model Toxics Control Act (Chapter 173-340 WAC) allowable limits. The sampling, handling, and disposal of any
identified hazardous substances is conducted in accordance with relevant State and Federal regulations by certified Hazardous
Waste Operations and Emergency Response (HAZWOPER) personnel. All activities of the remediation phase of the project will
be documented in a separate report by describing pre-cleanup conditions, cleanup procedures, and post-remediation site conditions.
By thoroughly conducting and documenting these actions at the project site, the prospective
buyer is protected against liability for cleanup of any contamination identified either during the Phase I Environmental Assessment
or during subsequent site remediation activities. In cases where the soil is demonstrated to be at or below MTCA standards,
sellers are afforded the highest degree of liability protection, having demonstrated due diligence and full disclosure of
